New-build — Along the coast road
New-build apartment blocks along the seafront and the coast road offer what older stock generally doesn't: current-standard insulation and energy ratings, modern floor plans, and often a balcony genuinely built for sea views rather than an older layout with the view as an afterthought.
This is the segment that's grown the most as outside interest in Alexandroupolis has increased — a mix of local buyers upgrading and outside investors drawn by prices that are still well below the islands or Thessaloniki for a comparable seafront position.
Expect a premium over older stock a street or two back, but a smaller one than you'd pay for the equivalent position in a bigger or more established coastal market.
